of the Housing department of the Studierendenwerk Karlsruhe

I want to submit a signed contract, a contract termination etc. The Housing department is currently closed. What can I do?
You can reach us by phone at 0721 6909-200 from Monday to Friday between 7:00 – 11:00 and 12:00 – 16:00 o’clock. You can also write us an email at wohnen@sw-ka.de.

We currently send contract via email. Your personal appearance in the Housing department is therefore not necessary. You can send us contract terminations, SEPA mandates and other documents via email.

I am an international student and have to go back to my home country due to the Corona crisis. What can I do?
You have a legally valid rent contract with the Studierendenwerk Karlsruhe; this means you are bound to it. You must terminate your rental contract within the notice period specified in the contract and you are obliged to pay your rent until the end of your rental contract. We will check whether this can be realized in individual cases. We are currently accepting terminations digitally. You can find the termination form here.
I would like to withdraw from my contract with immediate effect due to the current situation.
You have a legally valid rent contract with the Studierendenwerk Karlsruhe; this means you are bound to it. You must terminate your rental contract within the notice period specified in the contract and you are obliged to pay your rent until the end of your rental contract. Along with the termination, you can request early release from the rental contract. We will check whether this can be realized in individual cases. We are currently accepting terminations digitally. Can I propose a new tenant in order to terminate the contract earlier?
You are not permitted to propose a new tenant. Subletting your room without informing the Studierendenwerk is also against the rental contract. Please understand that it takes a few days to process your termination. We are working full steam to ensure that all applications are processed in due time.
Can I give the room back and rent it later on?
No, this is not possible. You can move out of your room and move back in later. In this case, however, you must pay rent consistently, even if you do not live in the room. If you decide to cancel, we cannot keep the room free for you. We will check whether it is possible to move back in later (also to another residence). As soon as the semester starts again, however, we expect a large demand for rooms.
I have cancelled my room and now I want to withdraw my cancellation.
In this case, please send us an email at wohnen@sw-ka.de. We will check individually whether you can withdraw your cancellation. If there is already a new tenant for your room, we cannot accept the cancellation. There is no entitlement to this.
Will there be a remission of rent?
The rent (basic rent and utility costs) of the Studierendenwerk Karlsruhe is a mere cost-covering rent. Utility costs are also included in the rent (electricity, hot water, heating, internet, etc.). The rental price of the student residences is below the rental price of the private housing market. As an institution under public law, we have to cover the costs. Since the Studierendenwerk Karlsruhe looks after 2,700 rooms, it is not possible to remit the rents for all students.
I cannot pay my rent. What can I do?
According to your rental contract, you are obliged to pay the rent regularly and on time. We are aware that there may be difficulties in paying rent in the coming months. Please make sure that you have sufficiently money in your account so that we can debit the rent. Should you nevertheless have considerable difficulties, please contact us by phone (0721 6909-200) or email (wohnen@sw-ka.de). However, a remission of rent is not possibl. I have a room starting from 01.04.2020. Can I move in earlier?
You can usually move into your room on the first working day (Mon - Fri) of the first month of rent. For the move-in date, please contact your housemaster approximately a week in advance. Your caretaker can tell you whether it is possible to move in a few days in advance in individual cases. Your housemaster can tell you whether it is possible to move in earlier.
My contract ends on 31.03.2020 or 30.04.2020 but due to the current situation I need an extension. What can I do?
In this case, please send us an email stating your student residence and room number, possibly also customer number to wohnen@sw-ka.de. We will check individually whether we can extend your contract. However, this is only possible if there is no new tenant for your room. If an extension is not possible, we will consider the possibility of moving to a different room. There is no entitlement to an extension or a new room.
Because my exams are postponed, my graduation is delayed. Can I keep my room?
If your lease ends this summer semester, please send us an email stating your student residence and room number, possibly also customer number to wohnen@sw-ka.de, so that we can check if an extension is possible. If your rental contract ends in the future, please contact us about 3 months before the end of the contract. We will examine a possible extension and give you feedback as soon as possible.
Is it currently possible to move in / out?
Although there is currently a contact ban in Germany, your move is not affected. The regulations of the federal states don’t state in particular that moving is no longer possible. Professional moving companies can continue to accept orders. Due to the contact ban, you should only get help from family members or persons who belong to the same household. Distant relatives or friends are not allowed to help.
How does moving in / moving out work?
We want to avoid personal contact due to the current situation. That is why it is possible, for example, to leave the key in your room or in the mailbox when you move out. In any case, please contact your housemaster by phone to discuss the handover. The housemaster will inform you about the process of handling. Please note that you must move out by the end of the time specified in the rental contract.
I am desperately looking for a room and cannot find any accommodation because all hostels are closed. What can I do?
In this case, please write us an email to wohnen@sw-ka.de or call us at 0721 6909-200. Currently, there are consistently free rooms, as many students travel back to their home countries. For now, there are good chances for a place in a student residence.
